Beers Consultancy is a specialist consultancy supporting the safety and compliance of buildings throughout their lifecycles.
With 19 years of industry experience, spanning both client and consultant-side roles, our experts understand the challenges of building safety from every angle. That dual perspective informs everything we do, and our director-led model means clients receive senior-level attention from instruction to delivery.
Since Grenfell, fire safety has rightly demanded urgent focus across construction and real estate. We have been at the centre of that response: delivering fire safety assessments and FRAEWs (PAS 9980), supporting internal compartmentation and external wall system (EWS) remediation programmes, and guiding clients through Developer Remediation Contract negotiations and Government funding applications.
Our work extends to the strategic and regulatory dimensions of building safety, including direct engagement with MHCLG to interpret policy and navigate complex compliance pathways. We have led large-scale, multidisciplinary building safety programmes for institutional clients, and understand what it takes to deliver at both technical and programme level.
The Building Safety Act 2022 and its ongoing programme of secondary legislation represent a step change in how buildings are owned, managed, and maintained. We help clients understand what those obligations mean in practice, and take a commercial, risk-proportionate approach to meeting them.

Technical Director

Nick Beers is a Chartered Building Surveyor and Associate Member of the Institution of Fire Engineers, specialising in building and fire safety across commercial and residential property portfolios. As Founder of Beers Consultancy, he provides independent technical and strategic advice to clients navigating the complexities of the evolving building safety landscape.
Nick leads the delivery of complex fire safety and remediation programmes, supporting clients with investigations, technical reporting, and compliance strategies relating to both internal compartmentation and external wall systems. His expertise includes EWS1 certifications, Fire Risk Appraisals of External Walls (FRAEWs) in accordance with PAS 9980, developer and warranty claims, and the technical and financial management of Government funding applications and Developer Remediation Contract negotiations. He also advises on the implementation of interim fire safety measures, including the transition from waking watches to compliant fire alarm systems.
In a strategic leadership capacity, Nick has directed large-scale building safety programmes for major institutional clients, including the Aviva Investors Ground Rent Fund. His work involves scaling and managing multidisciplinary teams, coordinating specialist consultants, and ensuring alignment with regulatory frameworks, funding mechanisms, and industry best practice. He regularly engages with the Ministry of Housing, Communities and Local Government (MHCLG) to interpret policy and guide clients through complex compliance and remediation pathways.
Nick holds the RICS External Wall System (EWS) Assessor qualification and has completed PAS 9980 training alongside a range of specialist fire safety and compliance courses. With nearly two decades of experience in the property and construction industry, he brings a combination of technical expertise, strategic insight, and programme leadership to help clients manage risk, achieve compliance, and deliver safer buildings.

Emma Beers is an accomplished commercial leader with extensive experience in sales, client engagement, and strategic business development. As Commercial Director at Beers Consultancy, she plays a pivotal role in driving business growth, strengthening client relationships, and ensuring the seamless delivery of services across the organisation.
With a proven track record at global organisations such as Deel and ADP, Emma has held senior sales leadership roles across the UK and international markets. She brings a strong commercial mindset and a deep understanding of stakeholder engagement, enabling her to develop strategic partnerships and deliver tailored solutions that align with client objectives.
In addition to her commercial responsibilities, Emma provides non-technical project management support across complex building safety and remediation programmes. She oversees programme coordination, stakeholder communication, and project governance, ensuring that deliverables are managed efficiently, timelines are maintained, and clients receive a professional and well-structured service. Her organisational expertise and attention to detail support the successful execution of multidisciplinary projects.

technical peer review
We provide independent peer reviews of fire, façade, and building safety documentation to ensure accuracy, compliance, and robustness. Our expertise includes Fire Risk Appraisals of External Walls (FRAEWs) in accordance with PAS 9980, external wall assessments, remediation strategies, EWS1 certifications, fire risk assessments, and fire door surveys. These services support informed decision-making and regulatory compliance.

building safety case report
We prepare and submit comprehensive Building Safety Case Reports in support of Building Assessment Certificate applications to the Building Safety Regulator. Our services include Golden Thread audits and gap analyses, collation and review of technical information, coordination and procurement of specialist consultants, production of Safety Case Reports, and liaison with the regulator throughout the process.

dispute Support
We provide strategic technical advice in support of legal and quasi-legal matters relating to building safety and remediation. Our expertise includes Remediation Contribution Orders, First-tier Tribunal proceedings, developer and warranty claims, building liability and guarantee disputes, and contractual or technical advisory services, delivering clear and authoritative support to legal teams and stakeholders.

We support developers, asset owners, and accountable persons in meeting their obligations under the Building Safety Act and Self-Remediation Terms. Our services include external and internal investigations and assessments, remediation and funding strategies, critical fire safety defect evaluations, and the preparation and review of remediation contracts to ensure compliance and proportionate risk management.

We provide technical leadership and strategic oversight for statutory and funding submissions, including applications to the Building Safety Fund and Cladding Safety Scheme. Acting as Applicant Representatives, we coordinate supporting assessments such as FRAEs, FRAEWs, and Fire Safety Assessments, ensuring robust, compliant, and successful submissions supported by effective stakeholder and regulatory engagement.
